I live in a nice neighborhood in Austin, TX. A couple of years ago our neighbors 3 houses down the street moved and a large family moved in. I never saw that the house was “for sale” (no signs in the yard, etc) so I wondered at the time what happened. (If anyone knows how the property changed hands in this manner, I’d like to know). The house is a beautiful house, but the new neighbors turned out to be very undesirable and in a short time the exterior was looking shabby (unmowed lawn, no yard care at all, dying plants, vehicles parked everywhere, tires laying around, a broken window or two). I assume the house was foreclosed on a few months ago as the “owners” are now gone and have left behind a legacy of filth and disrepair. Out of curiosity, I peered in a few windows around the house and my bold husband tried the garage a couple days ago and it was open, so we took a quick walk through the place. I was utterly shocked at the level of ruin this place is in. The carpets are destroyed throughout the property, Appliances pulled away from the wall and rusted out, art niches with the sides smashed in, many broken windows, the ceiling above a 2 story stair has water damage and is peeling/open. The place is a nightmare, YET the structure and design of the house is still intact and holds much promise with restoration. It has a large yard with a few trees (still living, unbelievably)…it is full of all kinds of abandoned crap and furniture at the moment. We really like the house but its certainly in no shape to sell. I am wondering what will happen with this house? I guess it must have been up for sale at a trustee auction (sheriff sale) but I don’t know. There are no signs in the window as far as a HUD sale or anything like that. There is a lockbox on the door and thats it. How do we find out more about this property? I would imagine it would sell rather cheaply in the condition it is in. Is it possible for it to sit vacant for a long period of time? It has already been vacant this fall. What happens to homes in this state of disrepair? Do the banks attempt to clean/fix them before sale, or sell as is? Any info would be appreciated. Thanks!

I signed a lease here in Florida October 1 of 2007. my lease is not up untill October 1 2008. I found out the landlord hasn’t paid the mortgage since before we moved in. It is now in forclosure and I want to move out but do not want them suing me for breaking the lease. When I contacted the landlord, they told me they are in the middle of a “quick sale” and it will not affect me. I am nervous and the court still shows it as a forclosure. I don’t want to end up with an eviction and would like to start looking to rent or buy a house now.
If the forclosure or sale doesnt happen right away, then I will vacate when the lease runs out. Help…..I don’t know what to do and a real estate attourny cost $ 250 that I don’t have.

Keep paying the rent. The lease is still in effect until the house is foreclosed or sold. If you leave now, you will be breaking the lease.
It sound stupid, but whether the landlord is paying his mortgage is none of your business. You have a legal obligation to pay him rent.
If the house is foreclosed or sold and the lease terminated, you will not be evicted but asked to leave within a reasonable amount of time.

I recently set up a PayPal and Ebay selling account; I’m not sure if someone bought my item, if I would be able to accept the money. Do you need to have a credit card on file or how do you know?
Also, I have an item listed for “Buy It Now” on Ebay; when someone buys the item, will their name and shipping address show up on my Ebay home page or PayPal home page so I know how to ship the item to?

Technically all paypal accounts can send and receive from creation. There are some exceptions with users from various countries, but if you are in the US it is already set up to send and receive. When you set up the eBay auction just make sure that the paypal email address is the same one attached to the auction and the paypal account. This will automate the paypal and deliver the payment with two notifications. One from Paypal and one from Ebay. The name and address of the customer will be provided to you for shipping reasons. For selling with paypal you would be better off adding a bank account so you can withdraw the money.

I have property in New Orleans that has a house (which has been gutted) on it. This property was affected due to hurricane Katrina. I’m not if that has any relevance to what I’m about to ask, but just wanted to mention it, because it has relevance in the reasoning of why I am selling it for such a cheap price.
I was contacted by a contractor who is willing to buy it from me. He is offering me much less than what the property/dwelling is worth. I am going to take his offer because honestly at this point, I just want it out of my hands. I own the property out right. I paid off my mortgage two years ago and there is no lien on the property.
Here is my question- he has been handling everything and says that my husband and I just need to show up to sign paperwork next tuesday. He says we are going to do a “quick sale” and that he will pay us right then and there with cash. (I’m assuming he means a cashier’s check and not literally cash) This whole process has taken only about two weeks. I’m starting to get concerned that maybe I’m missing something? I’m anxious to get this over with and I’m sure he knows that. I just don’t want to be taken advantge of even more so than I already am by accepting less than what the property is worth…
Is there anything I should know going into this?

a; he means cash [bad idea--no paper trail]
b; a quick sale is a bank sale–not applicable in your case
c; he probably intends to FLIP it–he probably has someone else ready to pay him a 15+ profit.

d; I would do none of this without using a title firm and if your state does not use
a title company to “close escrow,” I would hire a RE atty. It will be worth it.
e; I do not trust your buyer with a 15 ft pole.
LET a contractor handle NONE of the affairs. They are skilled at building and repairing

HE might even be violating one or more state laws in TRYING TO Rep your interests

I just know found out that my sister in law let the cat out of the bag.
She has bought 3 million dollars worth of real estate on a single income. Her husband is a lawyer but you cant tell me hes bringing in tons of money. He hasn’t worked in a year and she made him quit his lawyer job and she is a stay at home mom.
She hasnt made a house payment of almost 2 years and I was told through family she has taken a letter head from Washington Mutual and put in some story and acted she was the company and took it to 3 of the credit beuros to take off late payment digs. So she fraudulently took a letter from WaMu and did what they called “CUT & PASTE”
also I heard she did cut & paste and filed for forbearence. Which is if you qualify for financial hardship. I beleive she made her husband quit his job just so she can stay home and not pay a house payment. But she did every frauduently !
She has also ordered nice things over the internet, chandilliers, Neiman Marcus watch for $ 5,000, the Wii, Patio furniture, clothes, wall tv’s, and told her credit card she never got the items. She does this stuff allllllll the time. Even a nice hotel suite she will stay in and make a huge stink over the stupidest stuff and they will cut the bill in half. Its amazing how much she gets away with !
She also let one of the houses go for “quick sale” and she said it never went on her credit. she claims she knows someone at WaMu ! I think she did another “cut & paste” and did something frauduently with the credit companies so its not on her credit.
Is there anything I can do to get her what she deserves ? Ive been her sister in law for over 13 years and she has always thought she was better than me. She thinks driving a Mercedes and Range Rover and having 3 million worth of property is cool. Its all material and she’s a cold hearted Bi.ch who is very manipulative.
Any advice to put her where she belongs. ![]()
Ummm NO IM NOT JELOUS ! I have nice things. I have a nice car, a Jaguar thank you ! I have a beautiful house. I pay cash for everything I have. Except the 2 cars and house. They are financed.
No I wouldnt do what she’s doing in a heart beat. I beleive in morals and doing whats right. cheating, lying and steeling is not right. I wouldnt do what shes doing.

I have a 2007 Jeep Compass, manual shift with 40k miles. I’m pretty much currently getting the max EPA estimated average MPG (which is 28 hwy/26 city). My mechanic tried to sell me the BG Fuel Injection System Cleaner. I told them, “Not right now” and went home to do some research, but I can’t find much info from unbiased parties.
Will it boost my average miles per gallon? Are there other benefits to this service? Is this just a fuel additive/waste of money?

it just a waste of money. your vehicle is way too new. i have seen jeep vehicles that have more than 150,000 miles and the valves still look clean after we do a headgasket repair. thanks to new technology, engine design and better gasoline are much better than the old days to prevent carbon deposit. even if the mechanic try to sell you the fuel injection cleaner, there is no proof that it does it job because he or you cannot see the valves. next time someone try to sell you this injection cleaning, ask him or her to see the valves that have carbon deposit build up. i guarantee you they will not have any proof.

The house that i have been renting is being foreclosed. The house is also up for a “quick sale”. I gave my 30 day notice to the realty company through certified mail. I told them to keep my $ 1000 security deposit for the last months rent, which is $ 100 more than the actual rent. The landlord hasn’t paid the mortgage since before we signed our lease (which we didn’t know or wouldnt have signed one) I want out of this situation! Today they came and served me with a 3 day eviction notice and are trying to hold me responsible for even more money. What rights do i have and what can i do?!?! HELP!

“Short Sale” or Foreclsoure?

‘ve been trying to work with my mortgage company for months now while getting no where, it’s always “call back in two weeks”, etc. I had hoped the new March 4th programs would help but I have been calling weekly and my bank still says they haven’t received the info yet with all the details on the program so call back in two weeks.
In the meantime I did list my house for sale just in case I need to do a quick short sale to avoid foreclosure. From everything I heard you don’t want to foreclose, short sale is a little bit better. However I haven’t gotten any offers and have been hesitant to drop the price too low and sell before I found out if any of these new government programs would work to keep me in the house (yes, I still have that pesky whole emotional attachment stuff)…
So this morning I have been thinking maybe enough is enough, let’s get this over with. I love my house but am getting really tired of waiting to see whats going on, should I drop the price to where I think it would sell or do I sit it out and ride the foreclosure process wave as long as I can? Then about an hour ago I find out the builder in my neighborhood has just reduced new construction pricing down into the $ 160′s, I cringe to think about what I paid 2 years ago ($ 245K), not that I am concerned about value, I’m happy with the house and it totally serves my need.
So…Should I ride the foreclosure wave as long as possible? Or try to sell this baby as fast as possible as a short sale? Thanks

WAIT. Be patient and persistent. Keep calling your lender.
Foreclosure will RUIN your credit. The new programs could help you save your house once your lender figures it out. Maybe you need to go to a HUD approved housing counseling agency for help with lender. Don’t pay a Loan Modification scammer!!!!
These low loan rates are perking up the housing market a little, and lenders are starting to lend to do the loan modifications, to do refis.
